WARREN, MI — A controversial proposal to bring a 36-unit condominium development to Burke Road has been put on hold following intense backlash from local homeowners.
Decision Delayed Until July
The Warren Planning Commission voted to postpone its decision on the project until July 13, 2026.
While the city’s planning department initially recommended approving the project to increase tax revenue and diversify local housing options, commissioners paused the vote to allow for a deeper investigation into traffic impacts and more direct engagement with the community. An initial motion to deny the developer's request outright was made during the meeting but was ultimately overtaken by the vote to postpone.
High-Density vs. Single-Family Neighborhoods
At the heart of the debate is a request to rezone the property at 26523 Burke Road from R1C (one-family residential) to R3 (multifamily dwelling district). The developer is proposing a modern complex equipped with energy-efficient apartments, a public gazebo, a community garden, and EV charging stations.
However, neighboring residents packed the meeting to express strong opposition. The primary concerns raised by the community include:
Gridlock on Burke Road: Fears that dozens of additional vehicles will cause severe traffic delays and safety issues.
Loss of Neighborhood Character: Strong objections to placing a high-density multifamily complex inside a traditional single-family residential area.
Privacy and Property Value Drops: Direct neighbors expressed anxiety over multi-story buildings overlooking their private backyards and the potential negative impact on their home equity.
